One of the newest apartment complexes in the Sioux Falls area puts these new trends into practice, and IES has been a key player in its development.

Powderhaus Luxury Apartments of Sioux Falls: The Basics
Located just east of Veterans Parkway between 33rd and 41st Streets, Powderhaus Luxury Apartments offers eastside living at its finest. The complex isn’t just designed to provide living spaces but instead embraces the more community-oriented trends of the last several years.
The complex provides amenities to meet the needs and interests of young single residents, but it also has family-friendly amenities that make Powderhaus an appealing alternative to conventional homeownership, a trend that has become more common as the housing market becomes increasingly more expensive to enter.

Every unit offers an open floor plan, in-unit laundry, and balcony space. Townhomes include attached garages and upstairs laundry spaces. Rental units range from 540 square feet to 1,635 square feet.

Planning, Design, and Construction
In partnership with Talon Development and Eagle Construction, we designed the MEP components of Powderhaus’s main multifamily complexes, as well as the common areas and townhomes. We’ve worked several times with both Eagle and Talon in the past, including projects in Hartford (Maple Pass) and Vermillion (The Heights), to bring high-end housing solutions to several different communities.
Sioux Falls’s Powderhaus brought new challenges due to its scale and complexity.
Designing Powderhaus
Powderhaus is more than just apartments; it adds unique challenges to the design stages. This multi-phase complex, built over four years, incorporates energy-efficient multifamily design with in-unit amenities for the living spaces. It also required extra attention to detail for community spaces.
The entire complex includes four 4-story apartment buildings, 15 townhome complexes, two outdoor pools, basketball and sand volleyball courts, a community building, and garages. In all, the Powderhaus luxury apartments offer 425 rental units, ranging from studio apartments to 3-bedroom townhomes.
Construction
Eagle Construction broke ground in 2022, and the first phase was completed in 2023. Outdoor pools will be available in 2024, and construction will wrap up in 2025.
Mechanical, Electrical, and Plumbing
Each unit is designed to offer an upscale living experience. It includes energy-efficient HVAC units and in-unit laundry. All utilities are included, from water and garbage to electricity and gas.
Outside of the rental units, community spaces required design for full kitchens, entertainment pieces (golf simulators, arcade, television and surround sound), and dog washes.
Technology, Innovation, and Comfort
Multifamily trends are seeing high demand for innovative features like sitewide internet access and secure entry systems. Powderhaus anticipated this need, building out a complex that incorporates innovative technology with practical spaces.
Key Fob Access
Today, controlled access systems are expected in luxury apartments. Powderhaus provides key fob access for all apartment buildings and community spaces, allowing easy and secure access to any amenities at any time. With secured access, building managers can keep residents safe by tracking entry logs and reviewing access in real-time.
Complex-Wide WiFi
Increasingly connected lifestyles require internet access, so Powderhaus provides free WiFi throughout all buildings. Residents can move from one location to another without losing connectivity, an extra convenience for a more community-oriented experience.
Work-From-Home Spaces
The transition from in-office workplaces to more work-from-home flexibility changed apartment design nationwide. Powderhaus took this new normal into account when designing rental units and community spaces alike. Each unit includes a built-in office area for work-from-home residents, but when they need a change of scenery, there are coworking areas in community spaces where residents can work while interacting with others.
With top-floor deck spaces, covered balconies, and ground-level outdoor spaces to choose from, work-from-home residents will have plenty of options to make their daily work more enjoyable.

With a greater focus on building community, modern luxury apartments are designed around common experiences.
